It was learned from Yichang Municipal Housing Administrative Bureau on November 19 that both markets of commercial residential apartments and second hand commercial residential apartments in Yichang witnessed the growth from January to October with increases of 53.65 percent and 41.38 percent respectively. The average price of all commercial residential apartments in urban areas was 5,100 RMB per square meter with a rise of 9.11 percent compared with that of the last year. For the buyers, the majority were migrant population.
Both Markets Witnessed the Growth
According to statistics, from January to October 15933 commercial residential apartments and second-hand commercial residential apartments of 2,091,800 square meters in total were sold, with increases of 53.65 percent and 39.91 percent respectively, among which the former accounted for 1,824,100 square meters with an increase of 47.34 percent, the latter 5972 apartments of 529.400 square meters with increases of 41.38 percent and 55.39 percent respectively.
The Housing Improvement Demand Dominated the Market
By the end of September, the number of commercial residential apartments in urban areas has amounted to 12,495 with area of 1,310,700 square meters, among which 4,783 are less than 90 square meters, 3,605 from 90 to 120 squares meters, 2,736 from 120 to 140 square meters and 1,371 over 140 square meters. The market proved that housing improvement demand dominated the market in the first 3 quarters.
Majority Buyers Were Migrant Population
From January to September, among the purchasers, downtown Yichang local people accounted for 17.64 percent, less than last year (24.15 percent), people from counties of Yichang 45.07 percent, more than last year(43,07 percent), people from other regions of Hubei Province and other provinces 37.29 percent, more than last year (32.67 percent), which fully shows that the livable environment of Yichang is attracting more people with its glamour.
The Average Price of Commercial Residential Apartments Rose by 9.11 Percent
By the end of October, the average sales price of all commercial residential apartments including the low-cost housing apartments and group-purchasing housing apartments in urban areas has reached 5,100 yuan per square meter with an increase of 9.11 percent compared with 4,674 yuan per square meter of last year. From January to October, the price excluding the group-purchasing housing apartments and low-cost housing apartments in urban areas is 5,408 yuan per square meter.
According to the statistics of housing prices in different regions, excluding group-purchasing housing and low-cost housing, from January to October, the prices in different regions rose modestly except for Xiling District and Yiling District whose prices are lower than that of the end of last year.
In general, the price increase was controlled at around 11 percent, not exceeding the expected GDP growth rate of 12.5 percent and gearing to the per capita disposable income growth rate of 11.5 percent for urban population.
